1) What is today’s Real Estate Market Like?
One of the big indicators that show the state of the market is the average days a property has been on the market. Another example which we show to the seller is the number of closed transactions year-over-year for any given month, average list prices, and the average sale prices.
2) What steps do I need to prepare my Condo for selling?
It is all about the first impression and always giving your home its best shot. The appeal of the complex if its an apartment, so make sure there is no mess. Remove any l clutter, put what you don’t need away, and fix any small paint jobs. Make your Condo look bigger!
4) What is my Condo worth?
With market comparables, actives and solds in your community and complex if you are in an apartment. We prepare a CMA price range where the price of your Condo sits. Adjusted by any upgrades, and we arrive at the competitive price your Condo should be listed at.
5) Is the assessed value an indication of market price?
Not really, there are many Condos that are sold for more than assessed value and many sold for less. Condo fee is something that buyers really look at, and ofcourse, so does their lender.
6) What do you use in a CMA (comparative market analysis)?
We look at the “comparable” solds in your community or in your actual complex, within the past 6-8 months and relevant current “comparable” actives to see what your listing competition is. Comparables would be (but not limited to) comparable square footage, number of bedrooms & bathrooms, features, upgrades, condition, and flooring type.
7) When is the best time to sell my Condo?
Every real estate market is different, and a well priced Condo in good condition will always sell quickly in most markets. Seasons are important, it may take longer to sell in the snowy winter months. Selling in the fall is sometimes good, before winter comes along. But also February or March can be good if it is mild weather, before you have more competition to sell against.

9) How long will it take to get my home on the market.
From our initial Marketing Consultation, usually it takes about two weeks. With a listing agreement, professional photographs, RMS measurements, video walkthrough and high end glossy brochures. Once we have everything together – we hit the market running which includes a huge social media campaign, and putting your home in front of 5,000 realtors.
